PURPOSE OF CLASSIFICATION
The purpose of this classification is to perform preventive maintenance and repair tasks in and around assigned County buildings and properties.
ESSENTIAL FUNCTIONS
The following duties are normal for this position. The omission of specific statements of the duties does not exclude them from the classification if the work is similar, related, or a logical assignment for this classification. Other duties may be required and assigned.
Under the supervision of Buildings Maintenance Supervisor, performs a variety of preventative maintenance and repair tasks on County building facilities and equipment, including some of the more complex repair tasks.
Performs preventative maintenance on County buildings and makes routine repairs to electrical, plumbing, HVAC, building structures, and security systems.
Inspects and monitors the operation of heating and air conditioning units, checking filters, trouble-shooting problems, cleaning evaporators and condenser cells, changing belts and motors, lubricating bearings and monitoring the operation of air handler units.
Performs maintenance and repair work on the electrical, HVAC and plumbing systems of County buildings; diagnoses and corrects electrical, mechanical and plumbing problems; services and maintains systems and components; replaces parts, fixtures and system components as needed; coordinates electrical service with utilities personnel; repairs lights in County buildings; and paints building interiors and exteriors.
Performs electrical repairs to County buildings, to include testing circuits to locate problems, replacing switches, outlets, and ballasts, repairing and replacing motors and pumps, and related tasks.
Analyzes building needs and designs electrical, mechanical, HVAC and plumbing systems, upgrades and/or renovations for new and existing County buildings.
Sets-up and monitors the energy management system.
Performs rough and finish carpentry work on projects such as building remodeling and paneling walls and petitions.
Performs lock repairs and maintains various locking devices. Welds and fabricates parts as necessary. Maintains and repairs various equipment.
operates a variety of equipment, and tools in the performance of maintenance and repair work, including generators, forklifts, bucket trucks, voltage meters, hand tools, and power tools.
Minimum Qualifications
High school diploma or GED; supplemented by up to one (1) year previous experience performing custodial work; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must possess and maintain a valid Georgia Driver’s License.
