General Statement of Job

Inspects and troubleshoots a wide variety of building and facility equipment, fixtures, and systems to ensure they are clean and functional.  Maintains the appearance, cleanliness, and day-to-day upkeep of property interiors, exteriors, and grounds to ensure safe and high-quality facilities.


Minimum Qualifications

  • High school diploma or general education degree (GED)
  • Five (5) year custodial or building maintenance experience preferred.
  • One (1) Electrical, HVAC, or Plumbing experience
  • Electrical, HVAC, or Plumbing certificate preferred or willing to obtain within one (1) year of employment.
  • Valid Driver's License

Essential Job Functions

  • Regular and prompt job attendance.
  • Conduct general inspections of buildings, fixtures, mechanicals, equipment, grounds, lighting, parking areas, etc.
  • Perform minor fixes such as repairing broken locks and replacing light bulbs.
  • Test, inspects, and troubleshoots equipment and systems.
  • Anticipate, identify, and correct maintenance issues.
  • Report and follow up on property specific issues.
  • Identify electrical and plumbing issues and notify appropriate staff.
  • Perform wall repairs and paint applications in a professional manner.
  • Identify health and life safety issues.

Required Knowledge, Skills, and Abilities

  • Basic knowledge of HVAC, plumbing, and electrical systems.
  • Willingness to perform outside-the-box tasks.
  • Facilities maintenance, preventative maintenance, inspection & troubleshooting skills.
  • Experience using hand and electrical tools.
  • Requires general knowledge of safety requirements (i.e. lock-out and tag out) for common maintenance procedures.
  • Requires the ability to multitask and follow instructions with efficiency and proficiency in completion of a variety of assigned projects and tasks.
  • Requires a clean driving record and the ability to operate a vehicle.
  • Requires basic computer skills, including use of MS Office applications.
  • Good oral and written communication skills

Standards to Perform Job Functions

The below stated working conditions are intended to provide a general overview of the environmental conditions inherent in the job setting, as well as the physical, mental, and sensory requirements necessary to perform the essential functions of positions in the noted job title:

Physical Requirements: Physical refers to the requirement for physical exertion and coordination of limb and body movement. Requires medium to heavy work that involves walking, standing, stooping, lifting, digging, pushing, reaching, and raising objects and involves exerting up to 50 pounds of force on a regular and recurring basis; considerable skill and adeptness in the use of the fingers, hands or limbs in tasks involving close tolerances or limits of accuracy.

Cognitive Requirements:  Performs specialized technical and trades work requiring extensive understanding of operating policies and procedures and their application to problems not previously encountered; applies specialized technical or trades principles and practices in the solution of problems; requires normal attention with short periods of concentration for accurate results and occasional exposure to unusual pressure.

Environmental Factors: Performance of essential functions may require exposure to adverse environmental conditions, such as dirt, dust, pollen, odors, wetness, humidity, rain, fumes, temperature and noise extremes, machinery, vibrations, electric currents, traffic hazards, animals, and toxic agents.
